5 Tips For A Successful Open House

1. Clean and repair your home.  It should go without saying, but clean your house as if you were going to eat off the floors.   Make cosmetic repairs such as touching up paint, especially on cornerbead, and planting fresh flowers. Make sure the home smells fresh and clean, too.

2.  Remove clutter. Put away the figurine collection, toys and everything that is lining the bathroom and kitchen counters.  A crowded house makes it look smaller and makes it harder for buyers to imagine it as their own.

3.  De-personalize. Take down family photos, trophies and other personal touches. A buyer needs to imagine the house as a blank slate, ready to be occupied and personalized by them.

4. Consider holding a special preview. If you are having an open house from 12:00 p.m. to 3:00 p.m., invite your neighbors from 11 a.m. to 12 p.m. It will allow the agent to focus on the most interested parties when the real open house starts.  You may want to also invite the agent that listed the home down the street.  The agent will have first hand knowledge about your home and may actually show your home when they show their own listing.

5. Promote your home and open house event.  Make sure your open house is listed on the MLS and on other Internet sites such as Realtor.com.  Pictures bring buyers, so post lots of photos, post a visual tour, send out flyers, put up signs and advertise in the local paper.

The cleaning of the home is the most important. Staging is a service that is being used more and more in todays marketplace.

OMG, your comment about a neighbors preview is BRILLIANT! Why hasn't anyone else ever thought of that?  I checked in on a house today that had nothing but neighbors.  It was really annoying.  And the realtor smiled simperingly at the homeowner (who had decided to stay for the open house to manage her 2 dogs, 2 cats, 4 birds and rabbit), and murmered, "neighbors". Completely unnecessary.

thanks for this.  It's a terrific list.  Can we add, Homeowner should NOT be there, neither should PETS?!!!

I'm having my first open house tomorrow and wished I new about the neighbor preview idea before hand.  That will definitively be something I do next time.  THANKS!!

Ooooo I LOVE the neighbor preview idea! Would certainly minimize or eliminate the rude comments from nosy neighbors in front of potential buyers. Would offer the neighbors a coffee clatch to complain about the loss of the neighbor (or gloat in some cases). Great idea! The other items are basically common sense too; sometimes people need to be reminded that lving in a home is different than preparing it for sale. I tell clients to de-clutter and de-collect =) so people can imagine THEIR belongings instead of the homeowner's!

I wish the neighbors would come to my open house.  I wish someone would come to my open house.  Maybe today will be better.

Print your visitor flyer for the Open House on colored paper so that it stands out from the rest of the flyers people have picked up while attending Open Houses.  When they get home your flyer will be the one that stands out and gets a second look.  You can get other Open House Tips at http://www.OpenHouseBlueprint.com
